"My husband and I are first time home-buyers moving to Kansas City. We were looking for a starter home (and had a budget to match), but wanted it to be nice enough that we could spend several years there.

We had a good feeling with Doug right away. He is very experienced at what he does and that is clear just by talking with him. He is well-versed on what little things to look for in a home and details about different areas of the city. He was also 100% flexible with our schedule. Because we didn't live in KC while we were hunting we could only do anything on the weekend or in the evening, but that was never a problem for Doug. There were even a couple points where we needed to go by the house on short notice, but he always worked hard to find time for us. He also gave us his cell phone number and would always text back immediately when we had a question.

The process of finding a home actually went much more smoothly than we expected. We had been looking the previous year, but eventually took a break after months of frustration. When we decided to start looking again we expected to buckle in for more of the same. Going out with Doug, we found our dream home on the first trip out! After talking to us and going through a few duds he really seemed to have a good sense of what we were looking for. The house we found wasn't just "good enough", it is perfect for us. Everyone who has seen our home is amazed at how beautiful it is and at what a great value. He really listened to what we liked and were looking for, and the result was a great fit.

Doug and his entire team were wonderful. We went in to this knowing very little about the whole process of buying a home, but thanks to them we never felt uncomfortable. We received emails updating us on every step that was being taken and his team members would reach out periodically to ask how everything was going on our end and if we had any questions. Even our mortgage agent commented that he had never worked with such a professional realtor. Right before closing we hit a snag with our lender and Doug was on the phone with them himself helping us hammer everything out. He was definitely a life-saver through the whole process.

Overall, we had a great experience and I would recommend Doug to anyone!"

Doug was quick to respond to calls, texts, and emails during the whole process of home buying. If we had questions he was always happy to answer them. He had recommendations for reputable professionals including inspectors and mortgage brokers, all of which we were happy with their work.

Doug's kindness and attention did not stop at the closing of our home. When I had concerns after moving in about the electrical work that had been done just before the closing by the seller's electrician, Doug sent his own electrician over to fix it. Just recently, almost a year after we moved into the house, we found ourselves in need of a reputable HVAC professional. My husband and I both agreed we needed to call Doug and ask who to call. He was happy to hear from us and immediately texted me two references. Lori in Doug's office is always happy to help with a problem or to help you understand the next step in the process. Six months after buying the house I sent Lori an email asking about tax forms and she responded to me with pdfs within an hour. It is obvious that she shares Doug's passion for working with kindness and desire to serve others. I have used other realtors in the Kansas City area before when we sold a home a few years ago. Neither of them are anywhere near the caliber of Doug Mitts or his team. I have personally recommended him to many friends if I knew they would be in the market for a home or were selling one. In my opinion, he is the best in Kansas City and you would be grateful to have him advising you on such an important decision."

Life transitions are very difficult especially when it includes the memories of living in a home for almost 50 years. Selling this home was going to be very emotional for our family. Plus the house was older and in need of updating which made us anxious. You need someone who you can trust to guide your through the process. We had used The Mitts Home Team in the past to sell a home and were very comfortably they were the right team for us to work with.

From the outset, Doug and Lori's professionalism and patience provided us strength during the process. Doug provided a thorough review of the market in our area and recommended a price for sale.  He evaluated upgrades to the home that would make it more marketable. After reviewing the options, we were very comfortable with the strategy Doug recommended.

Doug recommended doing a few improvements. In one example, the stovetop oven's color clashed with the remainder of the kitchen. He recommended that we replace it with a different color oven and helped us find a very economical way to do so. It is interesting how one change can really make a difference.  The kitchen went from being "ok" to "very nice”. We had many people complement how nice the kitchen was even though it had been remodeled almost 20 years previously. At one point, there was a discussion about refinishing the hardware floors. We needed to understand the cost. Without hesitation, The Mitts Home Team had someone out the next day so that we could evaluate the cost of finishing the floors. It really is the full service, customer first approach that we enjoyed working with this team.

We found it really is the little things with The Mitts Home Team that make a big difference. My mother was a collector, and as such, she had thousands of collectibles in the house that needed to be cleared out for showing. This was not an easy task. Doug used his network of professionals to connect us to the right people who could help us manage the process. That really helped us through the process.

We were able to sell the house in a short time and were very pleased with the sale price. Doug and Lori made the closing process very easy working with the buyers agent and smoothing out any issues that came up during the process. Doug negotiated on our behalf to make sure that we maximized our return.

Again, it's the little things and my experience is the Mitts Team does them every time. Thanks to Doug, Lori and The Mitts Home Team for making it happen for us. I highly recommend them for the sale or purchase of a new home.

I had already moved out of state (although I returned to the house with some frequency); thus a number of details associated with the selling had to be handled by means other than my direct involvement. In addition to the routine of sale ... pricing, marketing, showing, closing ... "Doug Mitts came highly recommended by a close friend of ours who had recently purchased his first home with Doug’s assistance. As first-time home buyers ourselves, we decided to set up an initial meet and greet with Doug at his office where he explained the home buying process to us and we described to him what we were looking for in a house. Following this meeting, Doug set up several automatic e-mails based on our search criteria. These e-mails gave us immediate notification of new houses on the market, then we would indicate which ones we were interested in viewing. Doug was always willing to show us any and all of the houses we were interested in at the times that best fit our schedule (nights, weekends, etc.).

As other reviews have mentioned, Doug used to be an appraiser which is a huge advantage he offers as a real estate agent. When you walk into a house he is looking at the structure and the house from an investment perspective. He does not fill you with “fluff” about pretty colors, etc. He is real with you and will not let you buy anything that he does not feel completely comfortable with. As first-time home buyers, we appreciated his honest feedback and always felt that he truly cared about our well-being and future. We found a HUD foreclosure (which is typically a painful process for realtors), but Doug and team (Lori) assisted us through the entire process answering questions, continually following up with HUD and standing by us the whole time.

But Doug showed us the places in these homes that would have quickly become nightmares due to repairs (some of them major) that we simply didn't see with our untrained eyes. He said that he had worked with Doug years ago, and because Doug is a former appraiser and an honest guy, he is good. I am so glad I took his recommendation! It was one of the smartest financial investments I have ever made. I started working with Doug months before I decided to put my house on the market. Every recommendation he made was excellent and he helped me save thousands of dollars, including the service providers he recommended: 1) My long-time plumber recommended $5k worth of work, Doug strongly suggested that I get another bid and recommended a plumber who solved the problem with a $20 clamp. 2) Doug recommended Freddie Timbrell to paint the interior of the house, and Freddie is a gem (also honest, takes pride in his work and reasonably priced) who ended up fixing window frames, re-plastering a ceiling, fixing trim around the baseboards, building shelves, and-more. 3) Doug asked Mary Ann to provide staging help. This was all part of his fee, I did not pay extra for the service. Mary Ann came out to my home twice, once for an hour to make recommendations, and then for six hours once I was ready to sell. She is incredibly talented and I know that my home sold much quicker than it would have otherwise without her expert help thru Doug. All the suggestions she made were for small, inexpensive changes, and when she was done you would not recognize my home, it looked so much more appealing for the demographic I was targeting with the sale of my home. 4) Doug also recommended a lawn guy who not only cleaned up my 3/4 acre yard and trimmed bushes at significantly less per hour than the two previous lawn services I had used, but he dug and put in a hosta bed that looked great. Once I put the house on the market, Doug was awesome. I could not believe how many showings he was able to book. I think I had twelve in the first week. I felt like I was his only client because of his diligence, time and effort, constant check-ins and almost daily updates, and immediate follow up and follow through. In a tough market with several foreclosures within blocks of my home, I had an offer within 30 days. Doug was worth his weight in gold. He is kind, respectful, diplomatic, savvy, and adept at negotiating. The young buyers were working with a first time realtor and it was labor-intensive and time-consuming process for Doug. They had some unusual requests and unreasonable demands. I was despairing that it would not work out, but Doug was awesome. Since we were out of town buyers, he took time out to go to houses we wanted to see and take personal pictures to send to us of the grade of the driveways and the slope of the backyards....truly out of his way, it definately maximized our time we had to look at houses. Once we picked a home he helped us to negotiate the price and with his background in estimating, he was able to point out certain things about the house to be aware of as we purchased. Once we dosed the deal, Doug was stlll there, helping us with closing, and with coordinating workers to help fix any issues. He once again came and took pictures once the seller moved out so we could see first hand what the house looked like. It was extremely reassuring since we lived in another state. He even stopped in and fixed a slow drain in the master bath so we wouldn't have to deal with that when we arrived. Again, he went above and beyond what any real estate agent should be doing. It was an extreme pleasure to work with Doug. His knowledge of the housing market and taking time to hear what our wants were helped to make this the BEST buying experience we have had. "Our experience with Doug Mitts was fantastic. I wish there were a higher rating than an A! Even though we had been through the buying and selling process several years ago (with a different agent and agency) Doug took the time to explain the whole process to us and the tools he used to recommend a sale price for our house. Leading up to the our house being put on the market he provided us with a home staging expert (who we highly recommend) as well as his own personal opinion on what things to change and what not to change. On the purchase side he asked what we were looking for, the size, style, area, price. When we went to look at homes he always had recently sold comps available and whether the home we were looking at was priced correctly/too high. He was always taking notes and was bringing things to our attention that we would have missed during an initial showing. He understood the marketplace and subdivisions and let us know whether the house we were looking at was at the top of the price range for a subdivision. He was always our advocate. Doug was very quick to respond to email, phone calls, text messages and if he did not have an immediate answer he would let us know and get back to us with an answer. During our buying process he again explained in detail the difference between one subdivision and another, the pricing of the homes for these areas. He was always available to show us homes during early evenings, weekends, over lunch hours, and if he had a conflict he would always suggest another suitable time for us to view. When we were on our way to the showing of another home, we saw a For Sale By Owner home in the same neighborhood and after our viewing he drove by that home, got the contact information, contacted the seller, and setup a showing for us. With this being a FSBO property it presented some unique challenges in that the owner had a previous sale fall through and was very "skeptical" that we would complete the purchase of this home. In addition, the seller took the inspection report very personal and instead of focusing on the two large items that needed repair, seemed to be bogged down with all of the nickel and dime issues thinking we wanted all of those repaired. Doug was instrumental in walking the seller through this process, explaining the report and what we were asking for and not everything that was in the report. Doug really worked to gain the trust of the seller; always being honest and forthcoming and communicating with the seller throughout the entire sales/purchase process and that once our home made it through inspection and appraisal and everything with our buyers agreed upon and settled that we should not have any issue with closing and it was just a waiting game. We highly recommend using Doug Mitts, his calm even-keeled demeanor is very comforting during very stressful processes and situations, where emotions run high and low, and many of the parties involved take the negotiation process very personal. He understands and knows the marketplace - we had a full price offer on the sale of our home within two weeks of putting it on the market and the showing agent feedback indicated our pricing was right on with the market and area. He understood our needs as buyers and worked to get us into the neighborhood at the top of our list and again worked to build a trusting relationship with our seller.
